What is a Planning Certificate s10.7?
A Section 10.7 Planning Certificate (formerly Section 149) outlines the development potential of a property. There are 2 types of Section 10.7 Planning Certificates.
- 10.7(2) Certificate – shows zoning, planning controls, and constraints such as contamination, flooding, or bushfire risk. (This is the minimum legal requirement.)
- 10.7(2) & 10.7(5) Certificate – includes all of the above plus additional advice from authorities and extra property information held by Council.
How Do I Obtain This Document?
- Register for a NSW Planning Portal account to start your application here, if you don’t already have one
- Select ‘Log in with a Service NSW account’ or enter your NSW Planning Portal login details.
- Follow the prompts to complete your application.
- After you submit your application:
- You'll receive a confirmation email
- Your application will be sent to your nominated certifier for consideration
- The certifier will conduct a pre-assessment review and advise if any additional or revised documents are required
- A fee quote will be issued for your review.
- When the certifier accepts your application for assessment, your application will be lodged and you'll receive an email to advise you of this status change.
