What Is a Heritage Permit?

A Heritage Permit is official approval required before making changes to a property that is protected for its historical or cultural significance. It applies to properties listed on the Victorian Heritage Register and ensures your proposed works do not negatively impact the heritage value of the site.

Why Is This Needed?

If your property is heritage-listed, a permit is legally required before you begin any construction, demolition, or modification. Lodging the permit early helps you avoid delays, redesigns, or fines later in your project. A Victorian Heritage Permit ensures any planned works are assessed and approved properly before you build.

Before You Begin

Before starting your Heritage Permit application, make sure you have the following ready:

  • Your site address and any property identifiers
  • A brief description of your proposed works (e.g. alterations, extensions, demolition)
  • A copy of your site plan or relevant documentation (if required during the application)
  • Your contact details ready for registration on the VIC Planning Portal
  • Confirmation that you’ve completed your key DIY design tasks in Build Buddy

Frequently Asked Questions

  • Do I need a permit for every heritage overlay?

No — this task relates specifically to properties listed on the Victorian Heritage Register, not local overlays. The online map will confirm your listing status.

  • Can my Building Designer do this for me?

In most cases, you will need to lodge the application yourself, especially if you’re the owner builder. Some designers may assist — ask them directly.
