What Is an Early Price Guide (EPG)?
The Early Price Guide (EPG) is a summary cost estimate prepared by a qualified Estimator based on your early concept plans. It helps you understand the likely cost of your build before you commit to full design, approvals, or detailed selections.
This is your first major opportunity to align your vision with your budget — and make sure your project is financially viable before going further. You’ll use the EPG to:
- Get a ballpark estimate based on your proposed size, layout, and inclusions
- Identify which design choices are driving cost
- Decide whether to refine your plans or proceed with confidence
- Guide your future selections and Scope of Works development
How Much Does the EPG Cost?
Fees for preparing an EPG vary based on the type and complexity of your project:

Understanding Your Quote
- Base building costs:
- An initial baseline cost is estimated by using industry averages for the general size, style, complexity and location of your home, were a variable rate per square metre have been applied to the different areas of your build (e.g. living areas, garage etc.) and to Build Buddy's Standard Allowances Specifications. - Site-specific costs:
- Every site is unique, and additional costs may arise form site specific conditions such as slope and earthworks, soil conditions, required demolition works, access restrictions, safety requirements and any other site specific requirements. Some of these costs may require specific reports (e.g. survey, geotechnical engineering report, etc.) in order to determine likely costs and you should provide any such reports if you have already obtained them
- Other major cost elements as shown in design plans:
- If the plans you have provided show any details such as landscaping, driveways, site works and pools, as well as any other majore specific inclusion item, these will be calculated and reflected in the Early Price Guide

I am changing my design plans, can I get another EPG?
Yes, you can. If you make changes to your design plans, we can provide you with a revised EPG and some additionals fees and costs may apply. Simply update your plans with us, and we'll recalcualte the costs based on the new details to give you an updated estimate. This ensure you have the most accurate information reflecting your latest deisgn choices. Additional fees will apply for a professional estimator to complete this work.
