What is a Demolition Approval

A demolition approval task is the required step of obtaining formal permission—usually through a demolition contractor—to legally and safely demolish an existing structure before starting new construction.

Why is this Needed?

A Demolition Permit ensures that demolition works are:

  • Legal and compliant under the Building Act 1975 and local council requirements
  • Safe for workers, neighbours, and surrounding infrastructure
  • Coordinated with environmental, asbestos, and waste management regulations


Without this permit, you won’t be able to obtain Building Approval or proceed with your site works.

How It Works

1. Contact the Expert Guidance and Support team to help connect you with a trusted demolition contractor in your area.

2. Engage the demolition contractor, who will handle the application process of your demolition permit and lodge the demolition approval on your behalf 

3. Wait for the permit to be issued. The contractor will notify you once demolition is formally approved.

4. Once approved, you’ll receive a Form 21 – Final Inspection Certificate for Demolition Work. This document is required when applying for your Building Approval.

Once Approved

Once your Demolition Approval has been approved, upload your Form 21 (Final Inspection Certificate for Demolition Work) to the Document Library and then click the orange “Mark Complete” button to move to the next step in your construction workflow.
