What is a Demolition Planning Approval?

A Demolition Planning Approval is permission granted by your local council to demolish an existing building or structure. This approval confirms that the demolition is compliant with your council’s planning scheme, zoning rules, and any applicable overlays — such as character areas, heritage, or flood hazard zones.


In Queensland, this approval is required if the demolition is considered assessable development under the Planning Act 2016 and your local council’s planning scheme.

Why is this Needed?

You must get Demolition Planning Approval to:

  • Comply with local planning laws and zoning codes
  • Avoid fines or stop-work orders for unauthorised demolition
  • Ensure heritage or character protections are properly addressed
  • Move forward with your build approval or site preparation

How it Works

1. Identify your local council using: https://www.getready.qld.gov.au/find-your-local-council

2. Lodge an application with your local council. Apply through your council’s development assessment system (usually online). Your application may need:

  • A site plan showing the structure to be demolished
  • Photographs of the existing building
  • A planning report if the site is in a regulated zone (e.g. character area or heritage overlay)
  • Supporting documents requested by council

3. The council will assess whether the demolition is accepted, self-assessable, or requires code or impact assessment. If public notification or referrals are required, your planner or certifier can advise.

4. Once approved, you can proceed with engaging a licensed demolisher and, if needed, applying for a Demolition Permit (through a private certifier).
