Flood Report Assessment (often referred to as a
FloodWise Property Report in Brisbane) is a
formal document issued by council that outlines your property’s
flood risk. It is based on historical flood events, local topography, and predictive flood modelling. The report helps assess how flooding could affect your site and what development controls may apply.

Why is this Needed?
This report is essential if your site is in a flood-prone area. It allows your builder and consultants to:
- Confirm minimum floor levels
- Identify any flood mitigation design requirements
- Ensure your plans meet council planning rules and building codes
Without it, construction approval may be delayed or non-compliant.
How it Works
1. Visit:
https://www.brisbane.qld.gov.au

2. Use the search bar and type: “FloodWise Property Report”

3. Click the relevant link and follow prompts
4. Enter your:
- Street address
- Suburb/postcode
- Lot & Plan number (if available - improves accuracy)
5. Submit your request:
- Most reports are available instantly as a PDF download
- Some councils may
email the report within a few days

Once Received
Once you've received your Flood Report Assessment, upload it to the Document Library and then click the
orange “Mark Complete” button to move to the next step in your construction workflow.
