Now that you’ve completed your concept design, it’s time to start choosing the details that will bring your vision to life. From appliances and fixtures to colours and materials, each decision shapes a home that reflects your style and meets your needs. You’ll also need to complete two detailed schedules — one for Externals and one for Internals. These are usually done separately, since Externals are required earlier for approvals.

This is an important step in your pre-construction process, as your final construction plans — and your overall build price — will be heavily influenced by the selections you make.

You can choose to DIY this stage if you’re confident, or you can use Build Buddy’s Selections pathways to guide you. Many owner builders prefer the pathway option because it keeps things organised and makes sure nothing is missed.

One set of comprehensive mark-up or notes from the Selections Consultant, to assist you finalise your Selections properly
One set of mark-ups required for your Building Designer's work on the Building Approval Plans and the Final Construction Drawings:
External paint mark-up (paint colours, features, downpipes etc)
Floor finish locations
Feature locations (panelling, featured painted walls etc)
Joinery mark-ups (to be detailed with your Building Designer)
One online meeting can be arranged per schedule — no consultation work included:
Externals online meeting - max 30 minutes
Internals online meeting - max 1 hour

Detailed Internal External Selections schedule completed by your Selections Consultant

Can I switch pathways later?
Yes — but you will have to pay your Pro up to the work they've done. Let your Support team know early if you'd like to make a change.
What happens if I miss a selection or make an error?
Your Selections Consultant or Interior Designer will review your schedules before submission (depending on your pathway). If you’re completing selections yourself, you’re responsible for ensuring all required items are included.
Do I have to use a Selections pathway?
No — you don’t have to. You can DIY your own selections if you prefer. However, many owner builders find the Selections pathways helpful because they’re structured, keep everything organised, and reduce the risk of missing key details.
