What is the Authority to Commence Construction?

The Authority to Commence Construction (ACC) is a formal approval from your lender or financial institution confirming that all preconditions have been met and you are now legally and contractually allowed to begin construction. It typically comes in the form of an official letter or email.

Why is this Needed?

Lenders require this approval step to ensure all legal, financial, and compliance obligations have been satisfied before funds are released and work begins. Without it, you may breach your lending terms, council conditions, or developer requirements by starting construction prematurely.

How it Works

1. Contact your broker or loan officer and ask:  “Where do I send my Authority to Commence Construction documents?”

2. Prepare your documents, which typically include:Building Approval (Construction Certificate or CDC)

  • Final construction plans
  • Signed building contract (if applicable)
  • Insurance certificates (e.g. Home Warranty, Contract Works, Owner Builder Insurance)
  • Any additional documentation your lender requires

3. Submit your documents via:

  • Your lender’s online portal
  • Direct email to your loan contact
  • Or ask your broker to submit on your behalf

4. Wait for formal written approval. Most banks take 2–5 business days to process your submission.



Important: Do not start construction works until written confirmation is received from your lender.

Once you’ve received the Authority to Commence Construction, upload it to your Document Library and then click the orange “Mark Complete” button to move to the next step in your construction workflow.
