What is a Building Approval?
A building approval (often called a building permit) is the official permission you need before starting construction, renovation, or certain types of demolition on your property. It ensures your building work complies with:
- Queensland Building Act 1975
- National Construction Code (NCC)
- Local planning rules and council regulations
How Do I Obtain This Document?
1. Prepare final construction drawings: have your detailed plans ready, including floor plans, elevations, sections, and engineering details. Ensure they comply with the National Construction Code (NCC) and local council requirements.
2. Choose a building certifier: You can use a private building certifier or your local council (some councils provide both development and building approvals).
3. Submit your application. Provide:
- Final construction drawings
- Engineering certifications
- Application form from the certifier or council
- Any additional documentation required (like site surveys or energy efficiency reports)
4. The certifier reviews your plans against building codes, safety standards, and local regulations. They may request changes or additional information.
5. Once approved, you’ll get a building approval certificate or notice. This legally allows construction to start.
6. Application and assessment fees apply, which vary depending on the project size and location.
