What is a Development Approval?

A Development Application (DA) is council approval you need before building or changing something on your land. It makes sure your plans follow local rules and zoning.

What is a Covenant Approval?

A Covenant Approval is permission from the covenant holder (often a developer or body corporate) to make changes to your property. It ensures your plans follow any private restrictions recorded on the land title.

How Do I Obtain This Document?

  1. Check your title. Order a copy from NSW Land Registry Services by visiting the NSW LRS Online Portal and using the Street Address Inquiry. Look for any covenants or restrictions listed on your title.
  2. Find who to ask. Usually the developer, owners’ corporation, or whoever set the covenant.
  3. Prepare your design or construction drawings showing how your house will comply with the rules (e.g., colours, setbacks, roof style).
  4. Send your plans. Submit them to the covenant holder and formally request approval.
  5. Wait for their answer. They may approve, request changes, or provide conditions.
  6. Keep written approval. Save a copy; you may need it for council DA/CDC approval or your builder.
